It is Avirato's dynamic pricing tool. It adjusts your rates every day based on demand, occupancy, booking lead time, local events and your competitors, to maximise revenue without losing competitiveness. It is part of Avirato's revenue management system (RMS) and is built into the PMS, so every new price goes straight to your booking engine and channels.
It is the practice of changing the room price according to forecast demand instead of fixing one rate per season. A high-demand night sells at a higher price; a quiet night gets a discount that brings in bookings. Airlines have done it for decades. Hotels that automate it sell each night closer to its optimal price and stop giving away margin on peak dates.
It analyses your property's actual and forecast occupancy, the pace at which bookings are coming in, the history for the same dates, seasonality, local events and the prices of the competitors you have chosen. From that it calculates the best price for each day and room type, and shows it in the calendar next to the current price, the change and the estimated RevPAR.
