Pickup analysis

The PACE report compares each month's OTB bookings with last year and sums up growth, booking pace (bookings per day), projected revenue, occupancy trend and pickup over 7, 14 and 30 days. Alongside the bookings and cancellations made each day, it tells you whether the pace is speeding up (raise your rate) or slowing down (lower it or run a promotion) before it's too late.

A revenue management system (RMS) is software that optimises your rates and availability according to demand, occupancy and booking behaviour. Its aim isn't just to fill the hotel but to maximise profitability: selling every room at the best possible price on every date. To do that it combines demand forecasting, pickup analysis, rate recommendations and automatic yield rules.
It sits inside the PMS. A standalone RMS needs you to export data or pay for an integration, and it works with information that arrives late. Avirato's RMS uses the system's own confirmed bookings, cancellations, pickup and production by channel directly, and every rate it applies goes out to the channel manager and the booking engine immediately. Fewer tools, lower costs and faster decisions.
Only if you want it to. You can set it to suggest changes for you to approve by hand, or to apply them automatically within the maximum and minimum limits you set. You can also switch it off for a date, a room type or the whole property. The strategy and the rules always stay in your hands.
It analyses your hotel's history, the pace at which bookings are coming in (pickup), forecast occupancy, seasonality, how far ahead your guests book and how each channel performs, then proposes the most suitable rate for each night and room type. In the calendar you see the recommended rate, the current rate, the percentage change and the estimated RevPAR.
ADR (average daily rate) is the average price you sell each occupied room for. RevPAR (revenue per available room) is the revenue per available room, occupied or not, and is the metric that sums up occupancy and price together. Pickup is the pace at which bookings come in for a date over a given period; if it speeds up or slows down compared with the norm, that's your signal to adjust the rate. Avirato shows all three in real time.
